Selling Guide
Straight Answers: How Long Does It Take to Sell a House?
This is one of the most common questions I hear from homeowners in Lake County and McHenry County, usually asked with a little worry behind it. Here is the straight answer: in today's market, a well-priced home in good condition is usually under contract within a few weeks of listing, and the whole process, from sign to closing, typically takes about two to three months.
But that range hides what matters most: what decides whether your home sells in a week or sits for months. Let me walk you through the numbers and what actually moves the needle.
How Long Are Homes Taking to Sell in Lake and McHenry Counties Right Now?
The latest county market data shows homes in Lake County averaging around 45 days on the market, down from about 48 a year earlier. McHenry County is running close to the same pace, around 43 days, down from about 50 the year before. Different sources measure these numbers a little differently, so you will see some figures higher and some lower. What matters is the direction: homes in both counties are selling a little faster this year than last.
But averages mislead. They count every home, including the ones priced above the market that sit for months. When I look at homes priced right and presented well, many go under contract in a week or two, and some well-priced Lake County homes go pending in about a week. Homes that sell fast are not lucky.
What Makes One Home Sell in a Week and Another Sit for Months?
Four things, in this order: price, condition, location, and how easy the home is to show.
- Price, and it is not even close. The market tells the truth fast. When a home is priced right, buyers respond. When it is priced too high, the phone goes quiet, and the listing quietly ages. Buyers see that age and assume something is wrong.
- Condition. You do not need a remodeled kitchen. You need a clean, decluttered, well-lit home where buyers can picture themselves. Neutral walls and open rooms do more than any single upgrade.
- Location. You cannot change where your home sits. You can price and present it honestly for what it is, so the right buyers find it.
- Ease of showing. Buyers decide quickly. Homes that are ready for a showing on short notice outsell homes that need two days of notice.
How Long Is the Whole Process, From Listing to Closing?
People often blend two different clocks together, so let me separate them.
First there is time on the market, which is the time from listing to an accepted offer. For a well-priced home in this market, that is usually one to three weeks. Then there is the contract period, which is the time from accepted offer to closing. In Illinois, a typical closing happens 30 to 45 days after an offer is accepted, while the inspections, attorney review, appraisal, and the buyer's financing all take place.
Add those together and a typical seller is looking at roughly two to three months from the day the sign goes up to the day the keys change hands. Nothing about that pace is a problem. A normal, well-managed closing is a good closing.
Does the Time of Year Matter?
Fall and winter markets are a little quieter than spring, and statewide data historically shows homes selling fastest in late spring. But quieter does not mean slower for you. Fewer competing listings show up too, and the buyers who are out in October and November are usually there for a real reason: a job, a family situation, a house that no longer fits. Those are the same life changes that bring most of my clients to me.
I have seen homes sell in a weekend in January and sit through a beautiful spring. The season is a small factor. Price and condition are the big ones, in every month of the year.
Why Do Some Homes Sit on the Market for Months?
Almost always the same reason: the price does not match the market. Sellers carry an emotional number in their heads, built from memories, upgrades, and what the neighbor said their house was worth in 2021. Buyers carry a market number, built from what they can actually buy today. When those two numbers do not connect, the home sits.
Then something else quietly happens. The days-on-market figure grows, and buyers start asking what is wrong with the home. It is not fair, but it is real. That is why pricing right from day one matters so much. It is far better to start at the honest number and move down than to chase the market down for months.
What Can I Do to Help My Home Sell Faster?
- Price it right the first time, based on real comparable sales in your area, not on hope.
- Declutter and deep clean. Buyers pay for the ability to imagine themselves in the space.
- Open the curtains and turn on the lights. Bright rooms photograph better and feel bigger.
- Fix the small things that jump out, the dripping faucet, the broken door handle, the stained grout. Little repairs shout loudly in a showing.
- Make showings easy. Be ready to leave on short notice and keep the home presentation-ready, not just clean.
- Trust the marketing. Good photos, good descriptions, and exposure to the full buyer pool matter more than any single channel.
What If My Home Has Been on the Market for a While?
Do not panic, and do not take it personally. It happens to good homes in good markets. The most useful thing you can do at that point is take an honest look at the numbers: the price, the condition, how the home shows, and what buyers are actually saying at the door.
My job is to replace that stress with clarity. Often a small adjustment, a fresh look, and a reboot of the marketing turns things around quickly. I have seen perfectly good homes sell within days of an honest reset. The market is not punishing you. It is telling you what it needs to hear.
